Templates & Scripts: Copy-Ready Messages for the New Rules
By Checkout Chores Guide Research Team17 min readUpdated October 23, 2026
This page collects copy-ready wording for the checkout rules that apply to bookings made on or after November 20, 2026. The first section gives guests short decline scripts for each of the four banned chores. The second section gives hosts a guest update message, a welcome message passage, compliant listing text, and exception notes for bear country and drought areas. Square brackets mark the parts to replace with your own details before you send or publish anything.
For guests: decline scripts
Each script names the chore, states the booking date rule in plain terms, and offers the allowed checkout step that covers the same ground. Pick the script that matches the moment you are in.
Before you book
Use these messages when a listing still shows a banned chore and you want the host to confirm an update before you pay.
Strip the beds
Hi [Host first name], I am looking at your listing for [stay dates] and I noticed the checkout list asks guests to strip the beds. For bookings made on or after November 20, 2026, Airbnb no longer allows hosts to require that task, so could you confirm the checkout list will be updated before I book? I am glad to gather the used towels and follow the rest of the allowed checkout requests.
Wash and put away dishes

I am glad to leave used dishes in the sink at checkout.
Start laundry
Hi [Host first name], I am considering your place for [stay dates] and I noticed the checkout list asks guests to start a load of laundry. For bookings made on or after November 20, 2026, Airbnb no longer allows hosts to require that task, so could you confirm the checkout list will be updated before I book? I am glad to gather the used towels in one place before I leave.
Take trash offsite
Hi [Host first name], I am looking at your listing for [stay dates] and I noticed the checkout list asks guests to take trash to [curb or dumpster location]. For bookings made on or after November 20, 2026, Airbnb no longer allows hosts to require guests to take trash offsite, so could you confirm the checkout list will be updated before I book? I am glad to separate trash and recycling into the indoor bins you provide.
After booking, when the message arrives
Use these replies when the host sends checkout instructions after you have booked and the instructions include a banned chore. Reply inside the Airbnb message thread so the exchange stays on record.

For hosts: guest messages
These two messages use forward-looking wording. They tell guests what checkout now involves and they leave the policy history out of the conversation.
Update for guests who have already booked
Hi [Guest first name], we have updated the checkout requests for your stay to match the current Airbnb rules. At checkout, please place used dishes in the sink, gather used towels in one place, separate trash and recycling into the indoor bins provided, and lock up when you leave. Our cleaning team takes care of everything else, including linens, laundry, and dishwashing. Thanks for staying with us, and safe travels home.
Checkout passage for a new booking welcome message
Welcome, and thanks for booking with us. A quick note on checkout so you can plan your last morning: please place used dishes in the sink, gather used towels in one place, separate trash and recycling into the indoor bins provided, and lock up when you leave. Our cleaning team handles the rest of the turnover. The full checkout requests also appear in the listing, in the Before checkout section.
For hosts: listing text
This passage fits the "Before checkout" requests area of a listing. It covers the four allowed requests and the lock-up step, and it assigns every other turnover task to the cleaning team.
Listing checkout passage
Before checkout, please place used dishes in the sink. Gather used towels in the bathtub or hamper. Separate trash and recycling into the indoor bins provided in the kitchen. Lock all doors and windows you opened, and return the keys to [key return location]. Our cleaning team handles linens, laundry, dishwashing, and trash removal after you leave. Thank you for helping us get the home ready for the next guests.
For hosts: exception note
In bear country, local wildlife rules can require trash to go into an animal-proof container. Use this note only where a real outside rule applies, and name that rule in the bracketed field so guests can see where the request comes from.
Bear country trash note
Trash note for this area: please place bagged trash in the animal-proof container at [container location] before you leave. This step follows [county wildlife guidance], which requires food waste to be secured in an animal-proof container at all times. All other trash and recycling can go into the indoor bins provided in the kitchen. Thank you for helping keep wildlife away from the home.
For a drought area, use the block below. It follows the same structure, names the local restriction in the bracketed field, and sticks to the measure the official confirmation gives as its example: limiting shower time.
Drought area water note
Water note for this stay: our area is under [local drought restriction], which limits water use at this property. Please keep showers to [number] minutes where you can, and avoid leaving taps running. This request comes from the local water rules rather than our house preferences. Everything else at checkout stays the same: dishes in the sink, towels gathered, and trash sorted into the indoor bins. Thank you for helping the area through the dry spell.
Letters to Airbnb Support
Two full appeal letters live in the appeal toolkit. The first letter covers a host who required a banned chore. The second letter covers a fine or an extra cleaning charge. Each letter ships with an evidence checklist and a dispute timeline, so this page keeps the short messages and the toolkit page carries the formal letters.
Frequently asked questions
Can I edit the wording in these templates?
Yes. Keep the booking date and the name of the chore in your edited version, since those two facts connect the message to the policy. Shorter messages usually work better in the Airbnb thread.
Should I mention the November 20, 2026 date in my message?
Yes, when your booking was made on or after November 20, 2026. The policy applies by booking date, and naming the date shows the host which rule set covers the reservation.
What if the host does not reply?
Give the host a reasonable window to respond, then follow the steps in the reporting walkthrough. Keep your messages inside the Airbnb thread so support can read the full exchange.
Can hosts send the updated messages to guests who booked before November 20, 2026?
Hosts can update guests about checkout arrangements at any time. The new chore limits apply to bookings made on or after November 20, 2026, so earlier bookings still follow the terms shown when they were booked.
