For reservations booked on or after November 20, 2026, hosts can no longer require guests to strip beds, wash and put away dishes, start laundry, or take trash offsite (official Help Center). That labor now sits inside the turnover, and the turnover carries a cash cost. This calculator prices that cost from your own cleaner rate and your own minute estimates, line by line. Cleaning fees remain allowed under the new rules (official Help Center). Every figure on this page is illustrative arithmetic on the numbers you enter.
Calculator
What does the turnover cost now that guests no longer do part of it?
How to read the result
The covering fee is a break-even line. It is the fee that repays the full turnover cost you entered, with nothing added on top. Treat it as a floor for your pricing decision. Your listed fee can sit above that floor. A fee below that floor means each turnover loses money on the inputs you entered. The fee itself is understood to cover routine turnover, including laundry and vacuuming (third-party single source: quotecatalog).
The range beside the covering fee is a sensitivity band on your own time estimates. Cleaners work faster on some turns and slower on others. The band shows where the covering fee lands when your minute estimates run short or long. It describes your property and your cleaner. It says nothing about fees at other listings.
The per-night figure spreads the added cost across your average stay length. It is the amount to add to the nightly rate when you prefer to fold turnover cost into the rate and lower the visible cleaning fee. The underlying cost stays per turnover. Short stays carry the same turnover cost as long stays, and the per-night figure rises as stay length falls.
What this model leaves out
- Same-day turnarounds. A rush premium from your cleaner for a tight same-day turn sits outside the model. Price it into the fee or the rate separately when your calendar depends on same-day turns.
- Platform service fees. Airbnb service fees sit outside the model. The calculator works on the cleaning fee itself, ahead of any platform charge applied to the booking total.
- Taxes. Local occupancy taxes and sales taxes sit outside the model. Tax treatment varies by jurisdiction, and the calculator applies no tax rate.
- Damage and deep cleaning beyond routine turnover. Routine turnover is the scope here. Genuine damage follows the AirCover process (official Help Center), and host-set fines and penalties are banned (official Help Center).
Every number the calculator returns is illustrative. Airbnb publishes no cleaning-fee benchmark, and no verified data exists on how fees have moved since the policy announcement.
Frequently asked questions
Does the calculator tell me what cleaning fee to charge?
No. The calculator adds up the turnover cost from your own rate and minute estimates and shows the fee that covers that cost. The final price is your decision. Every result is illustrative arithmetic on your inputs, and Airbnb publishes no fee benchmark to compare against.
Why does the result show a range as well as a single fee?
Your minute estimates carry uncertainty. The range shows where the covering fee lands when the real times run shorter or longer than the estimates you entered. Use the single fee for the central estimate and the range for planning around fast and slow turnovers.
Should I raise the cleaning fee or fold the cost into the nightly rate?
Either route is allowed, since the policy restricts required guest labor and leaves pricing to the host (official Help Center). A visible fee keeps turnover cost transparent for longer stays. Folding the cost into the rate spreads it across nights and can suit short-stay listings. The repricing guide linked below walks through each strategy.
Can I add a charge when a guest leaves the kitchen messy?
A host-set charge for ordinary mess is a fine, and host-set fines and penalties are banned (official Help Center). Ordinary untidiness is routine turnover work covered by the cleaning fee. Genuine damage follows the AirCover process (official Help Center).
Where do the default numbers in the calculator come from?
The defaults are example task times and an example rate placed there so the tool runs on first click. They are illustrative starting points. Replace every default with your cleaner rate and the times you observe at your own property before you rely on any result.
